I happened to stumble across this website by accident as I was browsing around trying to do a little bit of beginners research on what exactly real estate is, how it works, and so much more that I do not have a clue about.

Like many others, just browsing and researching trying to get tips and learning more before investing and ended up in BP.

My $0.02; Cap rates are really a gross measure, it is the 1st level of analysis that you do in your head to figure out if you should turn the page and read more about it.Bethlehem has nice areas (downtown, near moravian etc) and some bad areas.. south side near the casino (well maybe that is not quite "bad" but it is a certain apatite) or as you get closer to Allentown. 

Even out of my local clients, 2/3 never visited my office in person, there's simply no need for it.So you can browse this forum and choose whomever you like, no matter where the office is located.

I am still researching financing and landlord-tenant laws, as well as frequently browsing real estate websites for multi-family properties to get a feel for what I like, pricing in the area, and what I can expect to find in my budget.

I was browsing Loopnet today and took a look at an listing in Indy, a 450+ apt complex purchased as a REO in 2010 for $3m, and refinanced in 20143 for $30m with Wells Fargo.
