It IS required that you at least sign a RE-05 (Prior to Showing Agreement).

The main risks I would say to watch out for are any family dynamic issues that could arise as things like this could lead to issues that didn't exist previously.

And there are still deals here that cashflow and have appreciation potential at affordable price points.

Do your due diligence on facebook groups as there are some GCs there also.

As other mentioned it's ultimately on the business owner to track income/expenses. 1099s being issued are more a compliance piece on their end to ensure you're reporting income.

If you are only using a license to represent yourself...there is zero benefit.
