No other state allows RE Brokers to do loans.. sounds like some confusion on RE broker and Mortgage Broker.

Sounds like this is going to be a great cash flowing asset.

it sounds like you had some good initial capital in order to pay 25% of 92 units.

Knowing the Fort Collins market and it's price points a little bit, it doesn't sound like you're capitalized quite enough to get started flipping, especially when factoring in risk (properties in the $300-400k range will be high risk, not good locations).

Sounds like you already bring some great experience to the table.

I also liked the fact that it was structurally sound with concrete block construction, a tile roof, and high elevation.

It doesn't sound like a lot, but I do NOTHING except cash the check.
