I'm just curious on your thoughts. were in myrtle, i think its close to accurate- were at $103k with our two properties so far with committed bookings and did $140k last year. we will see how it goes as the rest of the year plays out..

Anyone have any experience with one being more accurate?

Is there a software out there that you use or recommend to enter all of the expenses into that will help with totaling all the expenses accurately into proper categories for year end tax stuff or by each project?   

Concurrently, I intend to construct our dream home on an adjacent 20-acre parcel that I already own outright.I've double-checked the property taxes, and they're not just accurate but slightly on the higher side.

You mentioned that the eviction process 'has begun' so, you should contact your attorney (preferrably the one you will use) and double tap and verify that what I said is accurate and if so, then go ahead and re-file for eviction NOW as 'you vs. tenant' --- of course you will need to let your PMC know before you do that, to keep them in the loop.

my problem is I have not found anyone who will look at the deal until i have it under contract so I dont know how it will go and I am speculating as to what I think it will go for.I don't have 500 or a 1000 to lose on a gamble.

Understanding the rental market and looking into comparable properties is critical for making accurate estimates.

There are a lot of "micro-skills" required: finding a great deal, forecasting returns accurately, financing it, hiring and managing contractors (difficult!)
