Buying low and then turning around and selling to a retail buyer at a retail price is a lot like the scams that have occurred recently with straw buyers and inflated appraisals.

One wonders if the independent is being squeezed out completely like occurred in the book business I was in years ago.

My family has 40 rental units from the 70's and they just added up $13000 in vacancies this year (and they do this full time themselves) which could really make life better had that expense not occurred.

We may look back in five years and realize that the bottom occured at the end of '08 or somewhere in '09.

If they stray too far from that purpose very bad things can occur. 8)

In another scenario, if there is a liability occuring while the transfer is occuring, then there could be some nexus or connection made by attorneys to put your personal assets at risk.

Another thing you might want to think about is moving over to WordPress.

If you rental is only getting you $100 over your PITI payment, you better be socking that (and more) away each month to cover the big expenses (like a month of vacancy or an eviction) that WILL eventually occur.

We do a datedown the day before the sale to make sure no one filed BK or other stall tactic but in general, if our sale is at 1:00 and someone gets a postponement for some reason prior to that 1:00 start time, we would have to postpone or unwind any sale that may have occurred.
