Add Storage units, adding a place for tenants to store stuff like bikes and toys will give them extra room and they will pay for having that convenience. it will increase your bottom line, plus bring in tenants that can't get that in other rentals. good option if you can fit more storage units and charge more than you would make for a single bedroom apartment.

To get down to numbers, I have $30k in savings, $20k in personal stocks I've been toying with since 2016, a few grand in crypto for the heck of it, an IRA, and 401k that I put 10% of every paycheck into that I would never withdraw from (company contributes 1.5% on top of that).I'm heading to Indiana this weekend to look at some $20-30k SFRs that need around $10k of TLC, and also some duplexes in the $60-100k range.

I'd need to acquire/build the following (local zoning and permitting allowing):-A 10-15 acre parcel-Main gated entrance with office building nurse's station and leasing offices-Possibly a second gated entrance at the opposite end for emergency services-A common area with garden surrounded by a circle of buildings including a dining hall, cafe, "office building" (fake offices with toy phones, etc), small movie theater and a rec center-A large, two story apartment building with medical facility (for those with late stage conditions)-Two small "suburbs" of tiny homes for higher functioning residents (stand alone studio apartments with no kitchen for safety reasons).
