I started listening to the BP podcast religiously, and was reading 2-3 REI books a week. 

Not only is it wrong (at least from my personal and religious perspective) it will eventually land you in hot water.

You do FB, Instagram, Twitter and all those for FUN, if that's how you want to spend your time ;-)If you want to generate REAL leads online, I suggest two opportunities:1) Google PPC (AdWords) - it's the best deal - people are SEARCHING FOR US THERE2) Craigslist - I think it's kind of a wasteland with a gazillion posts by wannabe investors, but I post and repost religiously and get a lot of calls & form submissions from it.  

I would also recommend a Tony Robbins book, Awaken The Giant Within, Grant Cardone 10x and you can see any of their work on YouTube which is great.

Originally found BP from the podcast which like @Hadar Orkibi a mate of mine locally, I listen to religiously and save a number of episodes specific to my interests to go back over when I find time on the end of a paint brush ;-). 

The religious order pays the rent and the process of paying it is a pain, but it's not a money issue, it's their internal procedures.

I use the bigger pockets calculators religiously, and I tent to estimate 5% across the board for CapEx, Vacancy, Repairs and then play with my numbers and go all the way up to 10% to see what sort of impact that would have as well.
