It still is very possible to find properties that meet the 1% rule without much difficulty; but it’s also tougher now to find a mortgage for anything valued under $100k – regardless of condition or P&L.To me, the shenanigans Code Enforcement continues to play on a new owner after a sale plus the recent increase on the annual rental registration fee really discourages buying more in the City.

Airbnb basically lists that metric as 40%+ for every single Airbnb property even though statistically it's only possible for most properties to show up in the top 10 well under 1% of the time.How the hell can 20,000 properties in a single market all show up in the top ten 40% of the time?

While the numbers they provide might make sense under specific conditions, it’s always a good idea to apply a more conservative approach to ensure you’re prepared for the unexpected.For vacancy, the tenancy averages they’ve shared (3.8 years for C class and 6+ years for B- class) aren’t out of the realm of possibility, but I’d treat them with caution.

My original idea was to grab a 2 family and lower the cost as much as possible I'm OK with just having a property that can allow me to pay less rent -- it doesn't have to be a cash flow out the gate.
