In summary, it is a quick and dirty test of a property's economic viability as a rental.  

But I've come to the conclusion that I'd rather save a LOT of hassle and stress and pay a bit more to buy from a used appliance store where the items are tested and come with some kind of return policy.So my question to my fellow rehabbers is this: how do you feel about FB marketplace, and what's your experience been... is it a gold mine or a money pit?

I'm not entirely sure she'll go that route but she would like to talk to a few good property managers to test the waters.Anyone have any recommendations that you can share?

This gets harder if you have many units, but if you goal is to stay small or grow slowly, I don't think it matters how you accept payment as long as it is not time consuming for you, causes tenant payment issues, or causing problems with your bookkeeping.I test drove Cozy for the bookkeeping side. 

That said I decided it might be a good time to Stress Test my real estate portfolio, before I went on another expansion/acquisition round in a new market.

Perhaps theres something you're not accounting for and he knows about and then discuss it with your manager.Maybe he knows its overpriced and he's testing your feasibility a bit, if you can explain why you're not interested at that price, he may know not to bring you overpriced deals anymore.Also, make sure you know how taxes are being reassessed for commercial properties, might be different than duplexes. 

ASU offers a minor in real estate, once completed you can test for the Arizona real estate license plus get college credits.At eighteen and in college, I think it will probably be very difficult for you to qualify for a mortgage unless you have a cosigner. 

I am about to start taking my license classes and studying for the test.
