I think if you want to 1031 or trade an asset for a better one then that'd make more sense.

The Self Storage is the obvious better strategy.  

If the tenant is truly struggling due to a life event, the sooner we can work together to get her somewhere she can afford (and not have an eviction or negative credit report on record), the better for all.

There are plenty of better ones. 

Although normally it is better to start with an existing location.
