Vast majority were the "make me a good enough offer and I'll sell" types, many were grossly over priced (value-$200k,  Mtg balance-$280k, Ask-$290K), some were wholesalers, and some just fake/non existent. 

You can look at hard money if you have a good enough deal - some I know will lend up to 75% of project cost on distressed property.

LOL, my problem is that I'm not sure I'll be in good enough physical shape going ice bound, but I'm working out to see.An option contract cannot have any performance required by an optionee (buyer) meaning they can't be required to actually do anything, if they are, it's no longer an option but a sale contract.

As property managers we should all be good enough at selecting our tenants that we get that same check without all the government support behind it.

In a college rental, that was good enough.

In my market, green grass that gets mowed regularly is good enough.

The key is buy a home or multi unit in a hood good enough that your know its going to be safe for you to collect rents and ect.

It doesn't have to be perfect; just good enough.

Then the discount become larger and investors can get a good enough deal that they can either make a profit or generate some equity.
