With that said Harvey on this thread is a section 8 wizard and I think he’s had success there... but if you want to have a greater chance of avoiding these issues In the future maybe stay away.also no offense to Your agent or PM but if they were excited about this area and didn’t warn you about it maybe time to find some new people?

I just couldn't/didn't really do much more than warn them a few times that they cannot live there, they must be on the lease if they do, etc. 

You can't actually do the filing for eviction right now but you can issue the warnings and gathering proof of them breaking the contract. 

Fair warning: none of the areas you mention are going to come close to cash flowing when buying turnkey property.

Whats interesting is last year i remember Ray Dalio had warned about a potential recession.

& the other big banks issued warnings, shut down helocs a d tightened primary mortgages to 20 % down and add'l tightening.

This seems fishy, and my attorney warns against it as it may lead to potential liability exposure, should I be sued in the future.

I agree with others who gave strong warnings against renting to family members.
