Hello, I have been studying Detroit real estate deals for few weeks now and they seems too good to be true with 30% cash flow after everything paid off and 100% downpayment.

I have done some REI off and on for about 10 years but not a full time business, I have learned a lot over the years and with additional study, I mainly have experience with rentals and property management. 

I have studied brokerage behind two top brokers in the industry since entering and am currently partnered with one.Before brokerage, I worked for two unique gentlemen in Los Angeles who own bars, restaurants, hotels, movie/tv production groups and promoting groups.

I have been doing tons of research studying new things and reached out to many  realtors because i am a home inspector also.

After getting a few deals under my belt and studying the market some, I want to pick up a few buy and holds.

Those books are great reads and have been a huge help this past year as I began studying real estate.

If you spot a pasture that is a good spot for a strip mall; you could go to the farmer and give him a $1,000 for a 1 to 2 year option and let him graze his cattle there while you do engineering, rezone, do market studies, and find money partners.
