If I was going to double down it would be on the tenant that has been there 3 years, has an immaculate apartment, allergic to pets and smoke, has a 10 year history at the same company, volunteers in the neighborhood and has never missed a payment.

I have no experience or degree but I'm willing to volunteer to work with active investors however you may need me.

It may be tempting to organize a team of volunteers to help her get things cleaned up, but I did that once and it didn't work because she thought we were throwing away her wonderful treasures (not used fast food wrappers).

One way to get your name out there and impress your boss would be to volunteer to staff a booth at a local expo for the company.
