I am about done addressing my first yellow letter campaign and I am very scared!!

Yellow letters take a bunch of mailings too but probate seem to narrow it down considerately.

I call bandit signs and yellow letters for the same reason, not cause I'm interested in selling but to see what they have for sale.

Try the guys that advertise in TheFlyer.com or the Yellow Pages or Angie'sList.com Maybe, someone else can suggest the guy they use, but, an absentee owner wanting a big JOB done and the "contractor" will want at least 50% up front with all kinds of whining and crying about the money needed before the JOB is done and then he does nothing and your out of the money.

I cant tell you how many HO's dont pay attention to this detail and it will hurt your curb appeal and your ability to sell if the need arises in the futureIf your siding is yellow dont pick a blue roofRed siding- dont go w green (unless you live at the North Pole)

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..

At a micro level, if those jet fittings in the tub are white plastic that has turned yellow, you can make them look at lot better by removing them and spraying them with white spray paint that is intended to adhere to plastic.At a macro level, if you want to modernize the bathroom with a lot of work, move the toilet to the shower area and enclose it in a separate room.

If the property is in Cook County, the original YELLOW open item bills must be brought to closing and presented to the title company so that they can pay the open item bills at Closing (or shortly thereafter)Assuming that the Buyer is on the hook for the payment: Same mechanics.
