I am preparing to rent out an upper middle class home in the best school district in Charlotte, NC.  

Have 203k pre-approval, looking for realtor in southern Bergen / Hudson county (Hasbrouck Heights, Wood-Ridge, West Orange, Maywood, Rutherford, Nutley) to help find fixer-upper duplex for owner-occupant w/ second residence for long-term tenant.

I would only add that I like to see the T-24 as opposed to T-12 because some owners like to fill the units with any warm body leading up to a sale in order to make the property more attractive...

Hi Everyone,Just had a lengthy conversation with one of my tenants who lives in an upper on a duplex.  

All debris has to be bagged and workers need to be in body suits with respirators.

The resell price is in $265-275 with moderate rehab done, upper end SFR’s resold in $300’s.

I'm oversimplifying it, but courts have ruled time and time again that they have a duty to protect the owners (due to constitutional concerns) and the taxing bodies (so that they can collect tax revenue).

I've had better experience with "fair market" transactions listed by motivated individuals.My advice is to have your agent to set up a search for vacant houses with key words like 'fixer-upper', 'probate', etc.

However the upper tier market is getting crammed down by the flood of new apartments coming online.

Now that I have my first deal under my belt, I’m looking for my second Multifamily so I’m hoping for a crash or at least a dip in prices so the buyer has the upper hand.
