Late to the table.

Good afternoon,I have a slightly unique investment opportunity and I am searching for lending.

I want to note, and this advice is not unique to Lifestyles Unlimited, per se, but there are a lot of newbies that go through these various courses, do the 20-100 hours of course work and then feel adequately prepared to start hunting for deals with investors money.Remember, just because it is real estate does not mean there are not major risks.  

I can't sleep at night feeling I may have left money on the table, so I do same day. 

These are situations where an individual investors knowledge, experience and expertise provide a unique advantage over the universe of other investors competing for “great” deals.  

Is there anything that gives a town a unique geographic or economic advantage/moat compared to another town? 

My question is what do you see that is unique to selling an ADU separate from the primary unit compared to a condo conversion or TIC/coop?  

Find a partner to fund the project, find a contractor, work out terms that are favorable for all parties, bring something special to the table and get higher rents because the property is nice an shiny. 

However, every property is unique, and the actual rent for a specific property depends on various subjective factors, which online rent estimate sites cannot consider.SummaryRentometer does not provide the level of rent accuracy required for making investment decisions.

While I agree with Collin on location, views and water front, I also think you can stand out by being unique.
