This will cost you for the transaction, but should pay dividends long term if you want to  differentiate yourself#4 Total transparency (ex. fro your contract to buy the house prior to assignment, of course) - rehab estimates, any knowledge of issues, etc.I'm not currently buying houses, but contracted w/ a dishonest wholesaler this summer who left a bad taste in my mouth.

Hi All,I have a little cash and a 12 year goal to retirement.  Once I spend my cash on my first cash flowing home (plex) it will take me a few years to save enough to buy another.  Am I missing something?  I can't see...

What I think COULD be a sign of shifting tastes is more and more young people buying smaller first houses or even downsizing.My wife and I rented out our 2300sf house in a great houston suburb, and purchased a 1000sf house for twice as much closer to town and have not missed it one bit.
