Don't carpet around a toilet.  

If your tank water heater is already shoehorned in a closet, you won't be able to get the same capacity tank in there.While your getting a new tank, thinking about getting a drip pan under it.

WE installed new toilet and we had to repair it and cost us over $200, should I charge the tenant?

Sorry I can’t be more informative, however we’ve not been informed by either tenant that there is an issue (e.g. slow drainage from sinks/toilets, gurgling or other symptoms of a full septic tank).

To help lower the cost of the water try switching to low flow toilets, water conserving faucets and shower heads.

We did have to install a new bell for this lady and her carpet cleaner wet the ceiling when he was cleaning her carpets while and she insisted her toilet had a leak.
