If you have good credit they don't ask for a deposit so it very easy.

Although 6% doesn’t come off easy if they are buyers ready, and if not that’s heck of a ball.

Maybe if you were super wealthy and worth 10/100's of millions it'd be good but hopefully you have the brains with that kind of money to protect your assets.Do you have any children and do you plan on helping them start their business prior to them getting married? 

More importantly, I’m super hesitant with the idea of the 1031 given that both the purchase and the sell need to be coordinated together. 

Your tenant's friend will probably just draw it from whatever nearby circuit thay can tap into most easily.....So running a new 14/2 cable from the main panel will probably not be easy unless it is really close.
