Maybe it's a good thing that I cannot find any real operators, or underwriting models for RV/Boat storage facilities. :)Who here actually owns and operates these facilities?

Assess their communication style and responsiveness.

My guess would be that as this GP is doing 1031 as a TIC into the deal he would be a little less likely to want a sale, which is a taxable capital event, and would like to keep his money invested and sheltered from taxation as long as possible which tends to fit with my investing style of long term/preferably forever investing.        

You can do this with the syndication model where you acquire real estate using capital provided by passive investors.

Looks Like both of you have two different Risk reward models and also different scaling models.Leverage is king.  

Also, been helping folks learn the business for the past 12.Self Storage has been very good to me and my family and I highly recommend it.Yes, it is a simples business model with basically No Toilets, No Tenants, and No Trash.  

And what does one do in an '08' style "collapse", duh, ya DON'T sell, ya RENT IT OUT!
