After talking with the seller, Furnace needs to be replaced, part of the roof is 3 yrs old/ most of the roof 18yrs old, plus back taxes of around 5,000. 

Estimates are way way over $100k in repairs and they claim in the appraisals that you can do a roof, paint, flooring, new ac, pool replacement plus pump and plumbing, 100' fence, new kitchen, remodel 2 baths and all new flooring as well as re plumb the house in a 2200sf house for.... $45k!

(fill in the blank)... replace the roof, or resurface the pool, or repave the parking lot, or replace an elevator.  

What that usually won't cover are the big expenditures, like the AC needs to be replaced (say $4,000-5,000), or the roof needs to be replaced (say $10,000 to $20,000).  

I want to do the inspection because I am afraid there is something in the electrical, plumbing or roof that may cost me way more than my budget.  

Since they're part of the community, they wouldn't have to worry about window, roof, or foundation would they?

I contact a roofing company for roof issues, a gutter company for gutter issues, a chimney company for chimney issues. 

At that point, start stabilizing the properties, proactively spend some cash on big ticket items (roof, furnace etc. that you know are coming due) or upgrades, then start paying them off.

If you’re going this route, make sure the PM company is under the same roof, the rehabs are quality and they aren’t selling to you above market (appraisal price).
