So worn out carpet after 7 years is probably wear and tear, but big stains, rips, etc could be damage.

Once owned, my wife and I - with the help of our local, handyman buddy - spent about 2 months (just weekends and nights after work mostly) painted every inch, new carpeting in bedrooms, fixed some wood rot outside, new fixtures, mirrors, appliances, stained the back deck and did some landscaping.

We did most of the laboring ourselves and hardly hired anything out.It helped us a lot especially with the log siding we used, we got multiple quotes of around $25,000 just for removing the old siding, installing and staining the new siding.

Check foundation for cracks and in the basement if there is one for water staining.

Hardwood floors may become stained, and dogs sometimes chew off molding at the corners of walls.  

Also found ungrounded outlets, weak foundation where they replaced the water main, rotting fascia, sealed electrical panel so it couldn't be inspected, mold and water stains on the ceiling (looked old), duct taped holes in the wall and window, and more.
