Here's your oddball of the group, the deal size here is right around the size where CMBS become viable.

In addition, the owner of the home must not own more than three single-family homes.3) They are unable to provide sufficient documentation, such as the emotional support animal letter, that verifies the ESA is necessary for their health and well-being.4) The tenant provides fraudulent documentation attesting to their need for an emotional support animal (usually a fake emotional support animal letter).5) The landlord can demonstrate that making accommodations for an ESA would impose undue financial burden or logistical burden. 6) The animal is destructive to the property or displays threatening behaviors that could put other tenants or yourself at risk.7) The size or nature of the animal makes it impossible to house safely or humanely.

In addition to scale beyond a certain size will require use of PM.  

Take photos of all damages, keep copies of all incident reports and communication records with your tenants, fire department, and insurance company.I would strongly consider working with a reputable public adjuster, especially for a claim of this size.

The apartment side has provided some competition, but if you've got a solid size house you'll do fine.I'd say it's been slightly above average for my year 2 leases compared to my other cities. 0 turnover, all slight-moderate increases, very good tenants. 

Some will have offers on them, others may not fit the criteria you gave him (location, price, size, type of house, etc). 

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Look at size and nightly rate as well as what their calendar looks like.  

Most good size agencies have such a person on staff.  

Keep in the mind the size of the unit--2 ton, 2.5, 3 all cost something different.
