The media always over simplifies every story. 

There is great value to simplifying your life so you can focus your efforts.  

I know it sounds like a pain - but it actually simplifies things in the long run - and we found that Lenders and local town PREFERS dealing with what looks like a LOCAL business. 

The market I live in (Denver) is expensive and competitive so I will likely be looking out of state to get quality at a better price and possibly buy turnkey properties to simplify things. 

They aren't interested in servicing the note and prefer to simply get the passive income.3 Approaches (my simplified understanding of each)1.

You did a great job of simplifying a topic that most wholesalers don't care to understand. 

The first is that if you reside in a community property state in the USA, which treats properties owned jointly by spouses as being a single owner (simplified explanation!)

These shows always have great nuggets of knowledge, simplified for anyone to take action against.

This is a simplified workflow, but does a good enough job of conveying the overall process. 

I'd consider the GP side but my preference would still be to take down a deal either myself or with a direct partner using more of a simplified JV structure.
