Their fees and interest rates were high, but they had the least restrictive approval terms from what I gathered.

You might have to give up some income from the rentals but it gets you ownership of the park and time to fund long term financing.  

After living in the property for a year, you can move out, keep the same loan terms, and convert your unit into a rental.

Make sure it explicitly explains the process for termination if you are unhappy with their services, but especially if they violate the terms of your agreement.3.

These are the guys you want a good long term relationship with.  

Don't focus so much on a rather small chance of liability that you ruin your total likelihood of success.
