Before listing it, I had lots of expenses, including painting, floor refinishing, plumbing repairs, staging, cleaning, etc.In a 1031 exchange, I purchased two small multifamily homes which also have some roof work, painting, plumbing, etc. 

(Making judgements based on family status, number of kids, medical animals, etc etc..)4) When you get that first repair call 10pm Saturday night for a leaking roof or water heater do you have a trusted/dependable guy to call and get it fixed that night?

Structural- roof, newer building no EPA?

Get a list of recent inspections and permits to make sure the new roof and such were done right.Check with police if any reports for the property.What's included in the seller's expenses?

Do you think your insurance policy will cover you on any liability when they find out you are not running a legal operation?

They may just agree to cover them, especially if Landlord offers to eat the appliance costs if they cover the utilities.If that doesn't work and it is an issue for the tenants, I wouldn't do it.
