A single family home that would be somewhere around van Buren and orange terrace or a multi unit home down by magnolia?

One of my best tenants owns a smoke shop :) It's in their lease that they can only smoke outside on the terrace (they're in FL) and any smells or evidence of smoking in the unit will forfeit their deposit.

They said grease, rice, potatoes, and fibrous foods are the biggest culprits.  

Some would live on beans and rice rather than miss a rent payment. 

So, we plan on little to no unexpected increase in expenses beyond established norms.Thus, when you raise a tenant's rent beyond the usual periodic increase, you're "messing with their rice bowl" in their eyes.
