I've brokered deals across the boroughs (except Staten Island) and can confirm this - my investors have bought in the Bronx because the price point for the value makes a lot of sense. 

You may be allowed another use besides residential, however you need to confirm that with planning department where this property sits. 

I think I’d like to start investing in my Roth IRA which I have but haven’t contributed since I’ve bought the duplex back in September 22 but I’m trying to figure out my budget again because I’ve moved to Los Angeles to live with my gf.My reserves have definitely taken a hit so I’d like to build it back up and am hesitant to start contributing again until I can have a reserve for my real estate (thinking 6 months worth until I’m comfortable contributing to Roth again)Is this dumb?

Then they suddenly told me my taxable brokerage account doesn't count as reserves but they won't let me sell and move assets to a checking account because they won't be seasoned for 60 days.

I plan to use this line of credit to put down 20% on a property for a DSCR loan (DTI is too high for a vacation home/investment loan), and I do have about $20,000 of reserves saved up.

I have not been able to confirm any information from the local government.What I do know is Jax Beach and St Augustine already have regulations in place so that's where I'll likely head.

My seller has confirmed a seller credit as well, but it's less than 1% of the loan so I'm on the hunt to continue finding funds and reducing my cost out of pocket.
