Mine are only $225k and are accidental rentals that were supposed to be flips when the recession hit.  

The rates people are paying and trying to structure the debt just to make the property work scares me.Hotels are nearing pre-recession 2006 levels.Strip centers are on the recovery phase.

It seems a lot of counties postponed capex during the recession and are now assessing their way out of trouble.

That situation just moved dependency from parents to the government ( tax payers) I don't have an answer to your question....just providing information on the situation my tenants are currently in.Based on information I've read, when times get tough (recession), younger generations move back in with their parents. 

What makes you think there is no recession coming in the next 5 years.

It was an area hit harder by the recession, home prices are still much more reasonable, and development in the area is through the roof.

From what I can tell, assuming no recession, values in my area should continue to climb strongly for the next 15 years at least.
