Foreclosure should be the last possible step because it will take away you ability to finance any real estate for several years, even up to 7 years for owner occupied programs with good terms. 

We take it a step further and build in factory then deliver the units to the site.

Depending how much you earn you can step up those savings by getting a side-hustle.

multiple steps or extra LLCs are ok.
