People can't control a lot of things: car breaks down, tenant or kids get sick requiring them to miss work, reduction of hours at work etc. and I don't think owners are jerks by requiring tenants to continue to pay their rent through those instances.

Seriously, what kind of sick person wastes their time going on websites to tell people they know the answers to their questions but aren't going to answer them, especially when you claim to have some sort of sympathy for the situation I'm in (which you clearly don't.)
