I almost at a point where I don't even bother with home inspectors.Some other common issues with older houses, particularly if you will be renting:  lead paint, asbestos, mold (although I find older houses are leaky enough that, as long as the roof drains well, air movement through the building is good and prevents moisture buildup), steep staircases, narrow hallways.But you MUST MUST MUST do a walk-through with an experienced contractor (one who specifically has experience renovating older houses/buildings) prior to placing an offer.  

I had to get my 3rd party manager set up with multifamily flooring, painting, and supply vendors and different maintenance so that turns would be faster, more efficient and affordable.

From the outside it looks pretty old, it's a condo community from the 70's and they just painted everything this mild yellow look.

I have a few options to go through and the last thing I want to do is paint over these. 

It needs little work;  just a fresh coat of paint and a new subfloor in the kitchen.  

Since this generalization paints every property with a broad brush is it virtually impossible to get a true pic and valuation.  

Needs kitchenette and paint through the upstairs too.

Hello all,I'm looking for recommendations for a reliable, reasonably priced, quality conscious painting contractor to paint an entire exterior of a sfh in western Phoenix.

Remodeling will consist of painting 3 units, new flooring in all three units.

Kitchen remodel with wood cabinets, granite, new dimming LED down-lighting, new breakfast island with glass doors, and new tile.New tile in two bedrooms and wood plank style tile in the family room.Fresh paint inside and out.
