I'd like to not "find out the hard way" if one of these sites are not a good match for me.The ones I'm considering are Propstream, Property Radar, ListSource, and PropwireSomething to note, I am looking to return to doing some wholesale deals, using criteria such as absentee owner, out of state owner, tax delinquent, vacant, liens, and pre-foreclosure..

There are significantly less opportunities for HELOC on non-owner occupied but there are some (you would likely need to investigate to find a few).  

I've met the owner, and my friend has 2 padsplit properties.

I own a unique mobile home park in South Carolina that's relatively small (5 acres) comprised of 12 lots (I own 8 of the homes while the other 4 are owner-occupied and charged lot rent) along with a house (3 units). 

Btw, this all applies to owner occupied SFR sellers; commercial or investment property falls under general commercial transaction regs

As an out of town owner, one benefit of Madison is that we do have a good supply of property management companies to consider. 

My property manager uses Buildium and I have been very happy with it as an owner they represent. 

The big hangup for them was entering the IRA as the account owner, and me as the manager. 

If it's not a gift, more documentation and explanation will be needed (are they also owners, is there a loan, etc).
