I saw Rod Khleif - Life Time Cash Flow Podcast is now offering Multifamily coachingOne on One  $14,900 one time and $1900 a month. 

The Democratic bill proposed seems to offer funding to landlords while the Republican bills offers landlords nothing. 

I'm just hoping someone with actual knowledge of it can provide some information that offers an alternate explanation.

i work full time too, so i can only do one big project at a time, and can only make about 1 offer every 1-2 months.my stock answer to anyone is to invest where they live - and for expensive metros that includes 1-2 hours out. 

There are plenty of flippers making good money here.

A good investor agent that is plugged in with local wholesalers, is prospecting, and marketing on their own will have plenty of discounted off market opportunities that will have less eyeballs on them then the MLS.

Once the sellers accept the offers.. 

If you’d like to offer more flexibility, consider keeping extra supplies in a locked closet and making them available upon request.

I plan to offer owner financing to others that can't get a loan.

I have seen some offers from Main Street come through, which is one of the biggest hedge fund type buyers.I've seen offers from Offer Pad and Opendoor in the last few weeks as well.
