People do much more damage than little rat dogs etc... crayons on walls, cracked windows, smoking, fruit punch stains on carpets, holes in walls, disgusting bathrooms and kitchens are all caused by the people not their pets.Then, when it comes time to renew their lease, my little $20.00-$25.00 nuisance increase is not a big deal.

Aside from the obvious nuisance of no parking, this limitation means that I have a very reduced tenant pool in an area that already has pretty shady tenants.

If credit is marginal or has things like foreclosure, student loan default or medical collections, you may want to overlook that if they have a very strong and stable income (4 X income to rent) and always paid rent on time every time and were not a nuisance to the neighbors and honored the terms of their lease.You do these things and you have a good chance of your first tenancy going smooth.
