As far refinancing, I havent done buy n holds or rentals.

Would I just have to wait till day 2020 3rd year of taxes of self employment or if I bought property hard money n had it rented I could conv.

I'm going to focus on that until I can build some capital and gain some experience (and hopefully partnerships) to advance to some more intermediate/advanced techniques like BRRR's, flips, and ultimately multi-family buy-n-holds to generate passive income.

It's a big part of my story - I'm the Rock n Roll Realtor in certain circles around here, and it's true.

Doesn’t sound like this will n ecessarily be the case here, but to help the seller in such a case, as an agent you should be able to prepare a BPO of the property “as is” that they can use for this purpose should it be required.
