@Sebastian Roy you may be misunderstanding the issue that investors are trying to convey.

@Amber Linthakhan i May be misunderstanding your question but the counties tax assessment has very little to do with the actual market value of your home.

Read it carefully Dennis, you said realtors are useless in this *scenario* and I disagreed stating, no all realtors are NOT useless IN THIS SCENARIO by stating:Maybe the realtors you have come into contact with are useless for this info but that does not mean that ALL realtors are useless for this.I did not put words in your mouth, you are misunderstanding my response so before you accuse me of being unprofessional, make sure you have a clear understanding before making misinformed attacks on my character, there are several hundred thousand members here that will disagree with you on that comment. 

Perhaps you should educate yourself more thoroughly before trashing a part of the industry that you clearly misunderstand. 

The biggest thing is you want to make sure you have everything clearly spelled out in order to avoid potential conflicts or misunderstandings in the future. 

So removing the grill was a misunderstanding....I have had tenants leave grills behind as they are dirty to move.
