Generally there is consensus that DSCR Lenders can only offer a 1% prepayment penalty for up to 3 years in MI, but some lenders have recently reportedly been flaunting this rule - I would just tread carefully here in this area, generally not advisable to get potentially tangled up in a flawed legal doc with a non-sophisticated or fly by night lender

At a high level, this is generally the path people take - we see a lot of people have success in this route - start building the portfolio with banks, low down payments, and then **generally** when you hit around 5 or so properties - it starts to make sense to switch over to LLCs, its too hard to qualify/deal with paperwork of banks and switch towards private lenders like DSCR Loans - (LLC friendly, easier) to scale past 5 or so.

It's also worth mentioning that I already have a good relationship with a wholesaler in town who knows other good contacts, and I am able to use some of these contacts as good resources for general knowledge and learning how it all works.I recently had to close my business of 9 years, and so instead of getting a W2 job or start some other "normal" business, I'd much rather prefer to have house flipping be my primary source of income.
