I always remind myself that nothing can be as bad as the rent decline in 2020-2021 in major cities such as SF..

Given current rents and historical expenses plus some cost escalation, I believe stabilized cash flow of $12k/year is a reasonable expectation excluding any major CapEx.

Thanks for input - He's insisting that because it's a DSCR loan, and because the size of the deal is too small to go into their "Portfolio Loan" product, that it has to be two separate loans. 

If you own majority and are able to control hoa which comes with its own headache and not totally passive that can help .
