Considering the current economic climate, where layoffs are happening every other day, and interest rates are going off the roof, is it a good time to invest in STR or wait for some time?

Even though we were nor in tourist place, house seems almost more than 50% occupancy rate except winter. ( In winter we had mid term tenants)  However, even though our property is popular, because we pay a lot in mortgage, many times it is negative cash flow and pool seems constantly leaking.

Its hard enough to find the "right" house to live in, but when you add factors like: foundation repair, new roof, new hvac, complete cosmetic over haul, it makes it that much more difficult.Certainly can be done, and not only that, you can find a house in Collin county off market cheaper that what you would pay retail.Its important to make sure you have a resource for properties, an investor friendly lender Ie.

Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

Trash, miscellaneous such as water charge for a water leak, umbrella policy or other asset protection, book keeper/tax person, etc.  

Currently, I have many properties, all under one LLC roof.

My preferred houses need paint and a new roof.

The next morning he returned and found nothing wrong with the unit after tracing the lines for a freon leak. 

Should be easy since roof line is so close.

We added value by repainting interior, new floors, new roof, resurfaced the pool, added a fence for privacy, upgraded the landscaping, sealed and painted the exterior, added central A/C with new unit, upgraded the irrigation system, added gutters, added security cameras, added hurricane proof front and rear doors.
