I would not wait till after they are out to start advertising and showing the unit.  

I’ve heard of being able to get like 10-15% down payments for secondary residences (meaning you live in it for some of the year) But I think at that point some would argue that it would make sense to just wait, and put down 20% to avoid paying pmi.  

A 3-year or longer term gives buyers more time to improve finances, but requires the seller to wait longer.

Also, I can't really list it until I have my own proper photos, which means waiting until we get occupancy, so it could potentially sit empty for a while.My questions are:- Aside from listing on Furnished Finder, are there any other ways to connect with potential MTR tenants?

So you will have to wait to realize the profits for at least 6 months is my understanding.  

I don't know your situation; if you have 6 figures in cash reserves and waiting to see what is next, go for it.
