But 9 times out of 10 that is made up for within 30 days by the tenant - so cash flow for the month USUALLY is consistent for the month - but maybe not by the 5th when it is due for us.  

Plus, you get a steady flow of cash from the buyer's payments, which can be super handy, especially if you're retired and looking for a consistent income stream.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

Also, keep in mind your criteria and process need to be consistent for all applicants.

LTRs typically offer more stability and consistent income, while STRs can yield higher returns but require more management.
