I only mention this because we had a toilet ruined because the tenant allowed her son to play with his Hot Wheels - in the toilet!

If this is done incorrectly by a contractor without the relevant experience, licensing and insurance; it could land you in some hot water with regard to safety of your tenants, being financially liable for damage etc.

wholesaling is labor intensive, and getting your RE license won't help you invest.

@Suzy Farman my market is so hot I typically only need 2-3 weeks because many people are either living with family or already have a replacement tenant ready for their current unit upon move out.

Like most hosts, the owners have intense screening and more parties come from the owners two doors down from our house.

Not to say there isn't still success to be had in those markets, but I'm seeing healthier numbers in less "hot" (but still very viable) STR markets these days.
