That's a good size area so I would continue to market and figure out which way can convert the best.

It sounds like you’re seeking more in-depth tax strategy help, which is critical, and this might be a sign that it’s worth continuing to search for someone who can genuinely partner with you and offer the value you’re looking for.

Seller is just continuing to pay the taxes, even though he "doesn't own" the land...until/unless he hires an attorney to do the title search, he won't ever be able to sell it or develop the land. 

I got my real estate license in my late 20's, kept updated on continuing education, but only activated the license after all my kids started school.
