Most of the phone numbers are incorrect, the person doesn’t match the property, and properties showing as “new” and in pre-foreclosure have already been sold at auction.

I do agree we are homes are starting to pile up on market but I contend it has more to due with 1) interest rates, 2) concerns on ROI (partly due to reason 1 & 3 and partly due to most not having pre-Covid experience in the market) and 3) the fear pumping going on (right or wrong).

To move forward, save aggressively, network with local real estate investment groups, educate yourself on real estate investing, get pre-approved for a mortgage, and continue researching Dallas and Tyler markets.

I recently filled out a pre-approval application for a mortgage, however, the lender did a hard pull and told me they came back with no score.

Something you might consider is moving some/all of your pre-tax or Roth funds into a self directed ira and investing in real estate.  

If you're buying right then getting the loan refinanced shouldn't be an issue. my dad was doing sub to wraps in the 70s when I got into RE and I have done well over 200 of them personally.. until OR WA changed the laws dealing with pre foreclosures.

When you need articles of incorporation or something more specific later, you can get an attorney to draw those up, but for most people on here, they are just trying to get it open and get an EIN.

At minimal the personal loan would be incorporated into your debt to income ratio when you apply for the financing on the purchase if you were trying to qualify on a full documentation loan.
