Additionally, depending on where the property is, you may have to go through dewinterizing it, so keep that in mind as well.Once the property is up and running again, you can basically implement your rehab plan and proceed accordingly assuming you've taken care of any issues that might obstruct you being able to start working (i.e. getting certain permits, if needed) As a sidebar, remember to plan on making sure everything will be up to codes upon the completion of the project.

The way I market the property and structure the lease all tenants have paid online - none have elected to mail their payment though they have the option to.If you are used to another system it will take a while to implement - however it's fairly intuitive.

Hi @Tanya Braun I haven't looked at Vancouver market lately, but just talking to others and living in lower mainland if you are looking for appreciation in price than I would say the right neighborhood makes all the difference here since there are neighborhoods that are completely getting redeveloped, but with the city looking at implementing new rules that will effect foreign investors not sure whats going to happen.

I would definitely implement what @Eddy Dumire has posted, credit utilization under 30%, do not close old accounts and increase limits on current credit card accounts to raise credit utilization percentage.
