You would need to do some serious hustling - calling commercial brokers, networking with commercial lenders, investors, brokers, researching markets, trends, just immerse yourself into that world to get the best deals  It's not a hobby and if treated as such,  you won't get far.

I've been listening to the BiggerPockets podcast for a few months now, am in the process of reading Brandon's book on REI, and am just trying to immerse myself in all things real-estate.I work as a programmer in the financial industry, so currently I'm most familiar/comfortable in the stock market with mutual funds.
