I don't think it's a bad thing to rent it because depending where it is you'll cash flow pretty well, but I would think you could do more with that $100K+ in Texas, I could be wrong though.Word of caution, if you plan to refinance it to get your $40K out you may need to stay for a year depending on the type of loan, otherwise you could be committing mortgage fraud.

Trusted the wrong people because I met them on BP, did not do my due diligence, did not stay on top things, was too passive, did not fire fast enough once I saw this person was a fraud. 

Any other calculation is based only on yesterdays numbers with the assumption that tomorrow will be identical.

My first concern is protecting myself from fraud, which I have dealt with in the past.  

It doesn't make sense to commit mortgage fraud just to pick up a property.
