Point is, by your own statement you already have the best resource available, at hand, to answer all of this, and then some. 

Can you get somebody transferring in to rent the house for their 2-3 year tour? 

Transfer money between business and personal infrequently and in round numbers.- Once it looks like you are going to clear $50k for the year - after everything is deducted!

I am looking for any type of avenue that would give me first hand experience in any aspect of real estate investing, managing, etc. 

On one hand, I feel that it is a great property and a great time to buy while competition is low.

We've closed on a handful together in the Myrtle Beach / North Myrtle Beach market. 

On the other hand a cash out refinance offers a lower rate over 30 years so lower payment, offers cash in the bank which can be used as PITI reserves or assets needed when buying more rental properties.

I would get a little Bissel hand held and have it available to guests to use.

If tenant knows you do not have insurance, which they could learn by searching for you on the internet and finding this thread, they have the upper hand.  

I am really intrested on real estate and getting hands on with basics required really excited and also nervous about this new journey but the goal is to be financially independent
